There is a lot of factors that go into pricing your home and if you don’t follow the proper guidelines it can be damaging on the expectations you have.  The process can be an emotional roller coaster and who wants to go through that when you already have a million other things going on in your life.  Creating one less problem to deal with, would be to properly price your home to sell!

Many people believe their home is worth a lot more than what it is because they developed an emotional attachment to the property.  This is no time to think with your heart but rather with your head. Buyers do not care that you need a certain amount of money from your home because you are buying something elsewhere. All buyers care about is paying the fair market value and there is nothing that will blow up in your face quicker than an overpriced property.

                Knowing the difference between good and bad agent will be the most important decision you make when selling your home. Good agents will tell you honestly that you want more for your home than you can reasonably expect and there are plenty of agents who will tell you exactly what you want to hear just to get the sale.  If you are not careful, you can easily scare off the best buyers before you even have a chance to show them your home.  Many buyers work with agents who can spot an overpriced priced home and they will steer their clients in other direction.

It Is crucial to listen to what the market will bear during the time you are selling your home. Look at comparable real estate sales data. This will make certain that your home is seen by everyone looking for a place to buy in your neighborhood.

Keeping in mind all these aspects when it comes to selling your home will surly make the process go a lot faster and smoother!
